    "Poor quality and customer
    service"

    My husband and I bought a pre-build with MOSAIC on Burke Mountain in Coquitlam. My husband had worked with MOSAIC before as a tradesperson and believed them to be one of the top developers. Our experience with this developer has been very poor. We have been in our townhouse for over a year, We have contacted MOSAIC about warranty repairs, but still have no timeline for when the repairs will happen. Another problem is that our driveway was angled too steep and the bottom of our cars would s---e on the curb. They did a very shotty job fixing the problem by grinding down our curb and leaving it looking very unsightly. They refused to take up the section and repave it to look the same as all the units beside us. Lastly, the grass in our backyard has flooded and completely and died. We were originally told MOSAIC would replace the grass, but would not put any drainage in to actually FIX the problem. After contacting them to get the grass replaced they are telling us that grass is not an option for our unit and they will only do pavers. We have been told that because our grass is north facing that it will not grow properly. Neighbours a block down the road that also have north facing grass yards that are not dying, thus showing me that MOSAIC really cheaped out in the landscaping process. If I could go back I would rethink my decision to buy with MOSAIC. They say their difference is in the details, but the details are what is sorely lacking for me as a home owner.

    "Bait and Switch"

    Beware of bait and switch with this developer!!! One issue outstanding with this developer is that the original landscaping plans calls for a smaller, slower growing tree around the outside of the development. We, as a strata are now on the hook for $32,000 to remove maples trees ( which are not small or slow growing ) 2 years after Mosaic has left the scene. The maples are growing into the side of the buildings, damaging the side of the building, (unknown what the trees root system is doing to our foundations. When Mosaic was approached about the issue, they had stated this is what the city of Vancouver signed off on and this is what you get. This is one of many issues we have encountered where MOSAIC has been called to resolve a problem and has either stated this is what you get, or sent a hack with no qualification to attempt to correct the problem and made the situation worse. If you plan on buying from this developer do not be pressured into signing off on acceptance if you have outstanding issues with you home or development until all of them are corrected ***properly****. They will state sign off now and we with get them done don't worry.. I would worry!!!

    Thank you for your review. At MOSAIC, we're very open about our belief that landscaping is a key aesthetic and functional component to every one of our communities. Our richer than average landscaping is what makes our homes sought after in the fullness of time. As with any well-rounded landscape plan, maintenance is key to its long term health. It is imperative for strata committees to contract the appropriate level and frequency of pruning, irrigation, and general planter bed maintenance. When trees are planted at any community, they are done so under the strict supervision and guidance of a qualified and accredited Landscape Architect. In the case of planting on municipal property, it is the municipality who recommends and signs off on the trees planted. At your community all of these trees were properly reviewed and accepted by both the Landscape Architect and City Officials. With the proper maintenance the trees as selected at your community will continue to add to the aesthetic value of what is an already sought-after community.
