"Waterstone is awesome!"
Being a first time home buyer I wanted to make sure that my money was going into a development and to a developer that was re---ble. I was worried when I came across this site which had a lot of negative reviews and brought this to the attention of the sales team. They said the other building was their first project and that Waterstone is their flagship property. They said that the developer worked out a lot of the kinks and doesn't have the same problems as before. I was given 10 days to decide if I wanted to move forward with my contract and still wasn't feeling so good about this but I loved the development so much that I did even more homework on the developer to put my mind at ease. It turns out they are now partnered with Quadra Homes which has done a handful of developments in Greater Vancouver and Kelowna. They have a stronger more re---ble name so it was probably a good thing HJ Properties decided to partner with Quadra Homes. I removed subjects about 2 months ago and moved in last month. I love it here! I had some issues with a stiff lock but they sent someone over to fix it and it works fine now. My patio slider was also hard to open and close but they fixed that too. I'm so happy I did my homework and decided to buy here. I couldn't be happier. It's also pretty cool to be remembered and recognized by the sales team when walking to and from the fitness centre. It makes me feel like they really do care. I decided to go ahead with my purchase.

"Waterstone"
It seems like the only time people write on these is when they have something negative to say. I wouldn't normally write on here but decided to do so because I had a good experience when I purchased a home at Waterstone through HJ Property Investment Ltd. The girls at the sales centre were always very welcoming and had remembered that I had been in previous times while deciding which home to purchase. They had answers to pretty much every question I had and if they didn't know, they got the answer from the developer within a few days. Before I took possession of my home there was a lady, Val, that walked me through to find out if there were any deficiencies. There were some settling cracks in the drywall which I was told was normal. Val found things that I didn't even notice. There were some minor issues with the flooring (small scratches) that was I was going to overlook but the developer had the flooring replaced for me! The front door was a bit hard to lock and unlock but by the time I took possession the condo was in perfect condition. I've had my housewarming party and all my friends and family love it here. They especially love the amenity building. I'm very happy I chose Waterstone as my first home!

Are you Selling? Most Developers are awesome in honouring their One Year Warranty and Pre-move in walk through. The problems start in the second year.

"Not a very happy
experience with HJ
Development"
Purchase contract completed in March 2011 for a unit in Bldg 5 scheduled for completion in February. Bldg was already under construction at the time of booking and the Feb completion date was quoted as being easily attainable. Negotiated several modifications which were written into the contract. We did not use a Realtor (bad mistake). End result: Completion was delayed by two months which resulted in personal hardships as we scrambled to make alternative living arrangements. No compensation nor apology from HJ Properties. At least half of the "contracted" modifications were not completed or overlooked. We reluctantly accepted some and the builder remedied others. We were told that our apt would not have vaulted ceilings in the bedrooms but they did. No blinds were installed in the trapezoid windows even though we were told that all windows would come with faux wood blinds. HJ Properties refused to correct this issue in spite of these windows being in the bedrooms and resulted in a $3000 unanticipated expense for us. They mistakenly used frosted glass in two small bedroom windows and initially labeled a real safety issue with the variance in height from our patio to living area as acceptable. They later added a step without informing us, obviously realizing the liability potential. Only contact during the entire process was with the contracted sales agency...no one from HJ ever communicated with us which was frustrating. Two Thumbs down on HJ Property Investment

I think they are all the same. I personally think there is something very wrong with the Building Code. We bought from a different developer in Surrey. Our building is nothing but bad news. (structure, pipes) Sorry, but Owners that volunteer on council have no experience with warranties.

"HJ Property Doesn't Get
Job Done"
I bought a condo in the Harmony building in Poco pre-sale in March 07. I was given a completion date of April 08. After several set backs my move in date was set for June 18th. At the june 18th move in date. My appliances were no ready, they installed the wrong colour granite countertop, the suite was completely dirty and dusty and the laminate flooring had chucks mising and scratches throughout, and this was just the big stuff. I gave them another week and really nothing was done except for replacing my granite and some cleanup. I couln't wait any longer for the repairs as the month end was near so I moved in with the promise that everything would be adressed shortly. Fast forward to today, its June 23rd, almost a year form the day I moved in, and still no other work has been done or adressed. When I phone I get the run around and my e-mails are ignored. Things that still need to be adressed: Holes in my patio siding that were never filled. Shotty paint work in the patio area Water that a---ulates in the centre on my patio Granite countertop doesnt extend the full length to wall Cracks in ceiling Missing trim from island bar Tile grout in bathroom hasnt been c;leaned up or installed properly. My best advice for people researching buying from HJ Porperty, DONT DO IT! You'll be very dissapointed and won't get what you paid for.

"Very Very Late"
Very disappointing experience. As "Really" said they were so late. They wanted the completion of my condo (so they could get their money) to occur when they didn't have an occupancy permit. When I went to the building to get my keys, well the lobby wasn't finished, there were no mailboxes and many things left to do. "Not Impressed"
I purchased a unit in Harmony and was very unhappy. Overall the final product was nice, but it took a long time to get there. There were numerous delays and then when I did complete the unit really was not ready. In fact the building really was not ready and probably should not have been occupied. They obtained a temporary occupancy permit but there were so many things unfinished, it just did not make sense. It took constant houding to get things done, a very frustrating experience.smrtovnica smrtovnice

Good Luck when the Developer Warranty is over. Better hope you have good Council Members on board to deal with warranty starting in year two.
